Boiler Replacement Grants

If your boiler is more than 10 years old, replacing it with a modern A-rated energy-efficient boiler can cut your heating bills by up to £340 a year — and under the government’s Warm Homes: Local Grant or Boiler Upgrade Scheme, you may be able to get a new boiler or heat pump for free or at a heavily subsidised price.

Why Replace Your Old Boiler?

Older boilers (typically G-rated or non-condensing) waste a significant amount of energy. Upgrading to an A-rated condensing boiler can dramatically improve efficiency:

Warm Homes: Local Grant — Free Boiler Replacement

The Warm Homes: Local Grant is the government’s new flagship energy efficiency scheme, replacing the ECO4 obligation. It can fund boiler replacement (as well as heat pumps, insulation, and solar PV) for low-income and vulnerable households.

What’s Included in a Warm Homes Boiler Grant?

• Free or subsidised A-rated boiler (Worcester Bosch, Vaillant, Ideal, etc.)
• Professional installation by Gas Safe registered engineers
• New controls (smart thermostat, TRVs)
• System flush and chemical inhibitor treatment
• Full warranty (typically 7-10 years)

Who Qualifies for the Warm Homes: Local Grant?

You may qualify if:

• Your household income is below approximately £36,000/year (thresholds vary by household size and region)
• Your home has an EPC rating of D, E, F, or G
• You are an owner-occupier or private tenant (with landlord permission)
• You are vulnerable to cold (elderly, disabled, young children, or long-term illness)

Local authorities help identify and refer eligible households, similar to the old ECO4 LA Flex route.

Boiler Upgrade Scheme (BUS) — £7,500 for Heat Pumps

The Boiler Upgrade Scheme (BUS) provides a government grant of £7,500 towards replacing an old fossil-fuel boiler with a low-carbon heating system — an air source heat pump, ground source heat pump, or biomass boiler.

BUS Details

• Grant amount: £7,500 for air source and ground source heat pumps
• Biomass grant: £5,000 for biomass boilers (rural properties only)
• Eligibility: Homeowners in England and Wales with a property EPC, currently heated by fossil fuel (gas, oil, LPG, coal). New builds are not eligible.
• How to apply: Through an MCS-certified installer who applies on your behalf — the £7,500 is deducted from your quote
• Deadline: Scheme runs until 2028

After the £7,500 grant, a typical 3-bed semi pays £1,500–£5,000 for an air source heat pump — comparable to the cost of a new gas boiler. See our air source heat pump cost guide for full details.

Boiler Grant vs Boiler Finance — What’s the Difference?

If you don’t qualify for a free grant, boiler finance allows you to spread the cost of a new boiler over 3-10 years with monthly payments as low as £20-£30/month.

Signs You Need a New Boiler

• Your boiler is over 10 years old
• Higher energy bills than usual
• Frequent breakdowns or repairs needed
• Strange noises (kettling, banging, gurgling)
• Uneven heating — some radiators stay cold
• Yellow or noisy flame instead of blue
• Pressure drops frequently

How to Apply for a Boiler Grant
